Texas-Licensed Architect Needed – Review & Seal Small TI Permit Set

We’re looking for a Texas-registered architect to review, revise as needed, and take responsible charge of a small tenant improvement permit set, then sign and seal the architectural sheets for submittal to the City of San Antonio.

Project:

Interior alteration of an existing, previously permitted A-2 bar/nightclub with an existing CO (occupant load 640, Type V-B, sprinklered and alarmed)

The scope is mostly lighting, electrical, and finishes, plus a new aluminum lighting truss over the dance floor

Designed under IEBC

The electrical drawings are already sealed by a Texas PE

The permit has been submitted, and the city has asked for sealed architectural plans

What we have: a complete architectural set in Revit/PDF, the existing permitted plans from the prior tenant, and the city’s review comments.

What we need:

Review of the architectural sheets for code compliance (IBC/IEBC, egress, accessibility, occupant load)

Assumption of supervision and control as architect of record, then signing and sealing the architectural sheets
